Property Manager

**Position Purpose**:
This position is based in Palena and is responsible for the oversight of all Grassy Creek properties in
Chile and to assist in all aspects of administrative and operations of the properties. The Property
Manager (Chile) is expected to be on site monitoring the properties, be hands on, providing assistance
with the ongoing operations, and daily tasks associated with each property. This position oversees the
internal full-time maintenance team, their daily activities and monitors performance.

** Responsibilities/Duties/Functions/Tasks**:

- Oversee maintenance team and daily activities, including proactive and reactive maintenance.
- Schedule and coordinate ongoing service and maintaining of property systems.
- Adhere to budgets and purchasing SOP requirements.
- Route correspondence to Grassy Creek leadership and team as needed.
- Manage multiple properties and projects at once.
- Travel to properties in region for periodic property walk throughs and checklist reviews.
- Follow up on repairs, on-going maintenance, and checklists.
- Respond to requests for property assistance, maintenance, and troubleshooting
- Utilize PPM for communication, updates, and approvals with leadership and the Grassy Creek

team.
- Comprehensive understanding and use of PPM, including data card creation for all assets,

maintenance checklists, issues, and approvals.
- Manage on-going, short-term, and long-term tasks using Smartsheets to ensure projects progress.
- Assist with various other tasks related to property management and overseeing property

development projects as needed.
- Submit weekly and monthly updates to Grassy Creek leadership and monitor issues for

properties
- Process paperwork to be stored in Dropbox and PPM.
- Support and assist with development activities as needed.

** Qualifications**:

- At least 5 years of experience in property management
- Previous experience working in a project management or administrative capacity
- Previous experience in a leadership position
- Strong written and verbal skills
- Proficient with MS Office Suite
- Exemplary planning and time management skills
- Ability to handle highly sensitive material and information with discretion and confidentiality
- Exhibit professional communication with various departments
- Ability to prioritize and execute efficiently
- Ability to build collaborative relationships remotely

** Work Requirements**:

- Must be able to lift 50+ pounds.
- Potential weekend and non-business hour meetings and/or site visits.
- Travel will be required
- Driving will be required - need clean driving record and valid driver’s license
