**About Grassy Creek**:
**Position Purpose**:
This position is responsible for the management of the assets and development of Grassy Creek properties in Chile.
The Asset and Development Manager will oversee the internal full-time maintenance and development.
team, their daily activities and monitor performance. This position is a key leadership position that is
responsible for the daily upkeep of all projects and construction teams.

**This position is required to be present in and around the operating lodges (Palena) and will also be office**
**based in Puerto Varas/Puerto Montt.**

**Responsibilities/Duties/Functions/Tasks**:
Oversee construction and site management of any development projects within Chile.

Develop approval presentations for all projects that include budgets and full scope.

Work with architects and engineers for construction plans, permitting, and surveys to meet local codes

and practices.

Procure and manage materials as required for each project.

Manage all contractors, subcontractors, and crews, ensuring health and safety codes are observed and

that work is completed to schedule.

Responsible for upholding the Grassy Creek standard of quality and workmanship.

Manage all development through completion and certificates of occupancy.

Oversee and aid in the administration of all operating licenses.

Build and manage budgets for each project.

Weekly updates for management as required for all current projects and properties.

Negotiate terms with all suppliers in favor of Grassy Creek.

Oversee maintenance of all Grassy Creek properties.

Comprehensive understanding and use of PLM, including data card creation for all assets, maintenance

checklists, issues, and approvals.

Test and maintain the smart home systems in place in lodge (with Grassy Creek support team).

Traveling to multiple properties as required.

Process paperwork to be stored in PPM.

**Qualifications**:
Driver´s License

5+ years previous experience in property management and/or construction.

Previous experience in a leadership role.

Technical proficiency including iPhone/iPad apps, internal software systems, weekly photo, and text

reporting.

Able to keep calm and focused under pressure.

Able to keep track of multiple projects.

Strong organizational, written, and verbal skills.

Able to maintain confidentiality and exercise discretion.

**Preferences**:
Previous experience in project management or working as a project manager.

Personable, outgoing, organized.

Team collaborator.

Able to solve problems in a dynamic decision-making environment.

High ethical standards.

Willing to take on any task necessary to get the job done.

**Work Requirements**:
Must be able to lift 50+ pounds.

The ability to be self-motivating and remain focused.

Travel as determined necessary to other company-owned properties for training.

Ability to travel regionally to other properties as requested.
