This includes renovation, restoration, alteration, inspections, adjustments, installations, maintaining and repairing buildings, utility systems, and stationary equipment, depending on the trade, operating motorized equipment, requisitioning material and supplies, and maintaining records. Processes paperwork related to work orders, projects, and material requisitions. Performs other duties as assigned, including active participation in disaster response and/or Continuity of Operations (COOP) activation. May require alternate shift patterns or locations. Attends work on a regular basis and may be scheduled for specific or rotating shifts, extended shifts, or overtime in accordance with agency policy. Performs inspections, adjustments, maintenance and repair work on building systems for various trades, including doors, door locks and hardware, gates for perimeter fencing, fire alarm and fire sprinkler systems, carpentry, painting and electrical work. Demonstrates use of hand tools and equipment and evaluates work methods. Designs projects to conform to applicable codes and standards, identifies required information and materials, ensures tools and manpower are available, and conducts in-process inspections to ensure quality. Acts as a lead worker on construction, maintenance or repair projects, establishes work schedules, assigns staff, and oversees repairs or renovations. Maintains safe and uninterrupted services for campus operations; recognizes deterioration and establishes needs for repairs and adjustments. Uses hand tools, power tools, and safety equipment as necessary; processes paperwork on work orders, projects and material requisitions. May operate machinery such as backhoes or forklifts as required and may train others in proper procedures and methods for repairs or inspections, maintaining training records for staff. Performs other duties as assigned, including disaster response/COOP participation as above. Knowledge, Skills and Abilities (KSAs) Knowledge of repair, maintenance and operations of buildings, building systems and grounds. Knowledge of electronics, boilers, painting, plastering, carpentry, building materials, plumbing and electrical fixtures, welding, HVAC, sanitation and refrigeration. Knowledge of industrial safety, fire and safety regulations. Skill in the use of hand tools, power tools and test equipment; skill in preventative maintenance and inspections of buildings and systems. Ability to perform maintenance, follow instructions, estimate materials and apply proper methods in maintenance and repair of buildings and utility systems. Ability to interpret drawings, schematics or sketches; ability to organize preventive maintenance programs; ability to supervise the work of others; ability to work independently or in a team; ability to work harmoniously with co-workers and facility staff; ability to solve problems, make decisions and use good judgment; ability to communicate effectively orally or in writing with maintenance and facility teams. Registrations, Licensure Requirements or Certifications Must possess a valid Texas driver license or obtain it within 90 days of hire to drive a state vehicle. Out-of-state licenses require an original certified driving record. Eligible driving record required per HHSC Fleet Management policy. Initial Screening Criteria Minimum three (3) years of experience in construction, maintenance or equipment/vehicle repair work in trades such as electrical, plumbing, masonry, mechanical equipment, locksmithing, painting, motor vehicle maintenance, grounds keeping, equipment maintenance, HVAC, carpentry, welding or related combinations. Additional Information Applicants must pass background checks, pre-employment drug screen, and registry checks (CANRS, Nurse Aide, Medication Aide, Employee Misconduct, LEIE). Males 18-25 must be registered with Selective Service. All applicants must be at least 18 years old (Waco Center for Youth applicants must be 21).
