Senior Manager, Real State

Purpose & Overall Relevance for the Organization
- Manage store portfolio for Own Retail and Fanchise stores.
- Ensure development, facilitate and lead successful operations of franchise business model and secure continuously improvement of franchise solutions for all type of accounts.
- Key Responsibilities Real Estate
- Evaluate existing store portfolio to actively search for best location, renew leases and remodel stores or close/transfer to third party partners to recommend lease renewals and terminations, to assist in creation of strategic market growth plan, to work with various retail departments to attain internal alignment on site opportunities and sales projections.
- Serve as the internal adidas expert for retail real estate opportunities to assist in creation of strategic market growth plan, including store growth targets, target markets.
- Develop feasibility studies for assigned sites, including estimated costs / time to identify and evaluate all real estate opportunities through site visits, site selection metrics and criteria, demographic analysis and research to insure the best locations for the brand are secured.
- Maximize relationships with developers and landlords in real estate community to be a competency to manage developers, landlords, legal partners, brokers, vendors, and general contract.
- Manage all aspects of assigned sites, including design, layout, build-out and in store installation of Retail Development Projects to manage the creation of site justification packets as part of the capital approval processes.
- Establishing and managing the store maintenance process to identify maintenance events to its resolution considering seamless communication to stores, event tracking, reporting and costs management.
- Key Responsibilities Franchise
- Increase company productivity (net sales/square meters) to drive franchise channel profitability by reducing franchisee partner Trade Terms to deliver on company's expectation targets.
- Be the one point of contact to franchisee partner providing accountability, efficiency and simplicity to the channel to deliver the best support to franchisee.
- Provide regular support to franchisee partner for achieving commercial success by providing available tools of Own retail and strengthen retail execution in the assigned stores to meet or exceed commercial goals and KPI’s, and build Brand equity
- Meet or exceed Retail Sales, KPIs, Company Growth against planned Budgets of the Franchisee run Mono brand Stores to deliver on company's expectation targets.
- Evaluate partner organization and give recommendations to improve sell out. Give recommendation of key staff recruitment to deliver on global policies and procedures.
- Knowledge Skills and Abilities
- Specialist in business or technical skills with detailed knowledge in some areas of work or systems.
- Broad and deep knowledge in own functional area, combining theoretical and practical knowledge.
- Requisite Education and Experience / Minimum Qualifications
- 7 years experience required.
- Previous work experience in Real Estate Management, Asset Management, Property Management, Facility Management.
- 2 - 3 years management experience of Expert and Technical teams required.
- Excellent commercial and negotiation skills.
- Strong communications skills and management of external relations.
