Nivel del Cargo: Operativo

Dependencia: Building Manager

Objetivo del Cargo:

Responsable de la gestión y operación del edificio y la comunidad, asegurando un alto estándar de calidad en el servicio operativo y atención a los residentes. Este cargo se orienta a:

  1. Proveer un servicio de excelencia a los arrendatarios.
  2. Mantener el edificio impecable en limpieza y funcionamiento.
  3. Promover un clima interno cálido, cordial, motivado y respetuoso.

Responsabilidades:

  • Atención al front desk de manera amable, eficiente y oportuna, respondiendo consultas de arrendatarios, visitas y clientes.
  • Conocimiento y manejo de la operación del edificio, normas de seguridad y procedimientos asociados a su área.
  • Operación y mantenimiento del sistema de gestión (LAR Manager).
  • Capacitación a residentes sobre el proceso de pagos, contratos, renovaciones y uso de las instalaciones y equipos.
  • Medición de consumos de servicios básicos (lectura de medidores).
  • Recepción y registro de pedidos de insumos y facturas en el sistema.
  • Mantenimiento de la base de datos de inventario de bodegas.
  • Supervisión y distribución de tareas al personal de aseo y mantención según programas y requerimientos.
  • Auditorías de calidad al edificio y bodegas.
  • Control del acceso de visitas, proveedores y contratistas siguiendo protocolos de seguridad.
  • Generación del libro de novedades del turno.
  • Atención a reclamos e incidencias de los residentes, asegurando su solución oportuna.
  • Apoyo en la gestión administrativa y en la ejecución de eventos en la comunidad.

Requisitos:

  • Experiencia mínima de 1 año en atención al cliente.
  • Buen manejo de relaciones interpersonales y capacidad de trabajo en equipo.
  • Dominio de sistemas Word y Excel.
  • Autonomía, inteligencia emocional y social.
  • Capacidad persuasiva y motivacional para negociar con los residentes.
