**Job Summary**:
The Asset Management Specialist will be responsible for collecting the rents and ensure that our data is accurate in the system following our internal procedures and compliances. The Asset Management Specialist will be in constant communication with Tenants and Landlords ensuring satisfaction to both parties

**Primary Responsibilities**:

- Record accounting billings in a monthly basis including revising them for future posting.
- Review our asset´s rents indexations and update them in the system.
- Accounts receivable bank reconciliation, collecting invoices and payments breakdowns.
- Review invoices and follow up incidents until they are resolved.
- Record cases, follow up and resolve them in our CRM system.
- Assist in quarterly, and year-end closing process.
- Support internal and external audit requirements and procedures.
- Record and maintain lease´s assets accounting entries.
- Work with system´s audit and help to keep the data accurate.
- Communicate with tenants and landlords and answer questions and concerns.
- Contact landlords that have received rents past the pro-ration period and establish collection plan.
- Ensure timely notification to APW tenants upon closing transaction.
- Coordinate with tenants the release of contracts / amendments to complete missing documentation.
- Coordinate with the legal team the draft of an agreements and follow up with tenants for signatures.
- Post Close audit of acquired leases and activate in the system to ensure correct and timely periodic invoicing.
- Assist with terminations and coordinate with local Asset Manager to ensure the process is completed in a timely manner.
- Additional projects as requested**.**

**Qualifications**

**Education**:

- High school diploma or equivalent, bachelor’s degree preferred.

**Experience**:

- 1-3 years of related experience, preferably in lease accounting experience, accounts receivable, contract management, real estate, or customer service.

**Technical Skills**:

- Microsoft Office proficiency (Outlook, Excel, Word, PowerPoint), internet and database management
- English - intermediate level preferred

**Soft Skills**:

- Strong attention to detail and organizational skills
- Ability to work independently and meet monthly deadlines.
- Ability to comprehend legal documents.
- Excellent interpersonal, verbal and written communication skills.
- Ability to multi-task and work in a fast-paced environment under tight deadlines.
- Eager to learn and ability to adapt to changing situations as needed.

**Physical Requirements**:

- Sitting at a desk for 6-8 hours a day.
- Working on a computer for 6-8 hours a day.
