**Job Description**:
The **Lease Manager** function is responsible for the management of the store portfolio in a specific geographic region in a specified country. You have to enabling long term growth by finding top locations for new stores, obtaining the best possible deals by negotiating lease contracts with property owners and optimising the existing portfolio by Lease actions for existing stores (renegotiations, rebuilds, extensions and terminations).
The role of Lease Manager is about internal and external collaboration working with the future and taking into consideration how much the world changes all the time.
Key responsibilities include areas such as:
- Create growth strategy by developing and maintaining the road map for the geographic region.
- Ensure full potential in geographic region is mapped and added to the roadmap
- You are responsible for creating and following up on pipeline.
- You enable the optimization of each deal’s selling, location and profitability.
- Recommend the full business case in terms of fit with market strategy, location requirements, commercial idea, configuration of space, economic and legal terms and present ready negotiated business cases for approval by country management.
- You coordinate in a positive and collaborative way with other functions before finalising the negotiations (construction, interior responsible, accounting, HR, marketing, merchandising, visual, security, etc.)
- You help to facilitate the deal through the legal and construction process.
- Negotiate lease actions for existing stores (breaks, terminations, lease term, extensions, rent reductions).
- You understand involvement of all other stakeholders and secure their input in the project time plan and service scope delivery.
**Qualifications**:
We see that you are multi-tasker with strong prioritization skills, remain calm and positive in difficult situations and under pressure; have a strong business mindset; exceptional communication skills, effectively collaborate with groups of diverse people and you communicate in an inspiring way to motivate your colleagues and your team.
Besides your personality we see that you have:
- At least 3 years of working experience from leasing, controlling and/or real estate, preferably within the retail industry.
- Leasing skills and good legal understanding
- Strategic planning and long-term vision
- Planning & Organizing
- Balance between long-term and short-term planning
- Good financial understanding
- Results driven
- Can understand, read, speak and write in English
- Knowledge in MS Office, more specifically Outlook, Excel, PowerPoint, Power BI and MS Teams.
